Cancellation Policy
Applies to: all reservations (website, email/WhatsApp, phone, walk-in) and, where not inconsistent, to bookings via third-party platforms and corporate/agent agreements.

1) How to Cancel
- Send an email/WhatsApp with guest name, stay dates, and booking reference.
- Cancellations are effective once acknowledged in writing by Uitzicht during office hours (otherwise next business day).
- If you booked through an OTA/agent/corporate portal, please cancel on that platform; their rules may apply in addition to (or instead of) ours.
2) Standard Individual Bookings (1–2 rooms)
Reasonable charges apply under CPA s17.

We always try to be fair. If we fully re-sell your room/nights for the same dates, we’ll reduce/waive fees proportionately (proof available on request).
3) Groups / Peak Periods / Special Events
(3+ rooms, or dates flagged as peak on your pro-forma/quote)
Unless stated otherwise on your quote, the typical schedule is:

Group deposits are often partly or fully non-refundable; your pro-forma governs if it differs from the above.
4) Date Changes & Partial Cancellations
- Date changes are subject to availability and any rate differences.
- Reducing nights/rooms after confirmation is treated as a partial cancellation of the released portion (charges per tables above).
- Name changes for the same dates are usually allowed at no fee.
5) Non-Refundable / Promotional Rates (if offered)
Where a non-refundable rate is chosen, 100% of the total is due at booking and no refunds or changes are permitted, except where law requires or Uitzicht agrees in writing.
6) Cooling-Off (Direct Marketing Only)
The CPA’s 5-business-day cooling-off right applies only to bookings concluded because of direct marketing. Ordinary online/phone bookings are not covered by this cooling-off rule.
7) Force Majeure / Unexpected Events
If fire, flood, severe utilities outages, strikes, regulatory restrictions, pandemics or other events beyond our reasonable control make it impossible or unsafe to host your stay, we may cancel or modify the reservation. We’ll offer a date change, credit, or a refund (less services already consumed). Where feasible, we’ll assist with reasonable relocation options.
8) Refund Method & Timing
- Approved refunds are processed to the original payment method within 7–10 business days after written confirmation from Uitzicht.
- Bank/FX charges, card fees and the admin fee (where applicable) are non-refundable.
9) Calculation of Fees
- Charges are calculated on the total confirmed accommodation value (including VAT where applicable) for the cancelled nights/rooms.
- Extras not used (e.g., pre-ordered vouchers) follow the supplier’s terms if already purchased on your behalf.
10) Travel Insurance
Guests are encouraged to take travel insurance covering unexpected cancellations, medical events, and trip curtailment—especially for group and peak-period stays.
